The preconstruction phase of every project involves numerous key steps and multiple players. We take responsibility to help our clients orchestrate and drive these efforts to ensure the construction work can start on time and, ultimately, finish on time.

Our role includes the following:

  1. Develop and Maintain a Preconstruction Phase Schedule

  2. Coordinate the work of design/build subcontractors with the Architect, Structural Engineer and others to ensure that parallel design efforts are synchronized.

  3. Understand City and other jurisdictional review timetables and help the team submit compliant application packages on time.

  4. Provide cost estimates quickly and accurately so our clients understand their cost exposures and can make decisions pertaining to the project design fearlessly.

  5. Trigger long lead procurement steps at the right time - including non-construction items such as medical equipment, lab equipment, furniture, etc.

  6. Provide cost exposure analysis to give clients clear understanding of the difference between cash outflow and cost liability as the project proceeds.

  7. Coordinate the development of owner's vendor design efforts for such services as Security, Audio-Visual, Teledata, Furniture, etc.

  8. Help clients understand and coordinate all activities related to the move-in effort, including phased occupancy, facility orientation, teledata systems cut-over, etc.
